MANSFIELD STATE OF THE CITY:  THE GLOW UP IS REAL!

by Amanda Ryan

If you’ve driven through Mansfield lately and thought, ‘Why is EVERYTHING under construction… and also kind of impressive?’ This is why..

City leaders just laid out where Mansfield is headed, and spoiler:

👉 it’s not slowing down

👉 it’s not guessing

👉 and it’s definitely not trying to be like everyone else

From Small Town to Regional Player, Mansfield has grown from a quiet suburb in the late 80s to a city of 90,000+ residents,  and it now sits inside a DFW region of 8.3 million people. That means planning here isn’t small-town anymore. It’s a big‑league, data‑driven, long‑term strategy.

City mindset right now…

“Growth is happening. The choice is how we grow.” And their focus? Keeping Mansfield’s identity intact while the region explodes around it.

Every big city decision aligns with Mansfield’s internal compass, called ‘True North.’ Here’s what it points to:

  • Noteworthy Essential Services
  • Organizational Excellence
  • Remarkable Experiences
  • Together as One
  • Healthy Economy

Basically, a safe city, smart staff, fun places, strong community, and Solid money.

The police department handled more than 37,000 incidents in the past year, and the city’s modern police headquarters is drawing visits from departments across the country. Fire and EMS services are in the top 1% nationally, and a new Fire Station 1 is being built in a better location to improve response times, because in emergencies, seconds truly matter.

TRAFFIC? YES, THEY KNOW. Traffic was front and center, especially on Broad Street. Leaders recognized daily driver frustration and pointed to mobility upgrades like new signals, added turn lanes, connector roads, and a $26 million Matlock Road extension to create another north–south route. The major update is a full Broad Street reconstruction. It will improve things long term, but construction will mean temporary headaches, with Heritage Parkway serving as the main alternate. The takeaway stayed real: a short-term pain, long-term relief.

What’s happening?

New traffic signals, added turn lanes, and road widenings. Broad Street is getting a full reconstruction…

Good news: It’s being fixed!

Bad news: It will be worse before it’s better

Mansfield is thinking ahead in a big way — especially when it comes to water. The city treated 6.7 billion gallons of water last year and is expanding capacity from 45 to 63 million gallons per day, staying ahead of future demand. On the feel-good side, a brand-new animal shelter is opening soon, designed to make pet adoption easier and more welcoming. It will even feature the city’s first public art statue. Essential services with a heartwarming touch. What great news for pet lovers!🐾

And the city keeps earning recognition… Mansfield is recently recognized for:

✔ One of the best cities to live in

✔ One of the most affordable cities in Texas

✔ Top-tier parks system (national finalist)

✔ Planning excellence for long-term development

Oh, and the library had 85,000+ visitors! So yes, people still go outside and read.

Big entertainment and tourism projects are rising too, including the Staybolt Street Entertainment District, Mansfield Stadium, hotels, restaurants, and the city’s first convention center. Pro soccer team North Texas SC now calls Mansfield home. Retail is booming with H-E-B open, Costco coming, and more major stores and restaurants on the way.

Financially, the city is lowering tax rates, increasing exemptions, paying down debt early, and maintaining top credit ratings — all while investing in infrastructure and quality of life.

The bottom line? Big growth, smart planning, and that unmistakable Mansfield charm. And yeah, it’s a busy one.
